Industrial investments in Nuevo León will not be stopped even in the face of Covid

Despite the fact that the fourth wave of covid-19 will reduce economic performance in Nuevo León, the industrial buildings sector will continue to receive a flow of national and foreign investment, due to the dynamism and diversification shown by the state's industry, said Sergio Reséndez, general director of the real estate consultancy Colliers.

The manager commented that despite the effects on the economy due to the mobility restrictions that are taking place, the manufacturing industry and industrial warehouses will continue to grow and will not stop their investments.

He explained that there are projects in the portfolio for the construction of new industrial parks in the metropolitan area of Monterrey for a value of one billion dollars, the most favored sectors being the automotive, electronics, electrical appliances, medical, hospitals, food and logistics.

Reséndez also indicated that they will begin construction of new industrial parks in almost all real estate brokers in the Monterrey metropolitan area, where there is interest from foreign investors interested in Nuevo León due to the diversification of its industry and its proximity to the United States.

Despite factors such as runaway inflation and high interest rates, Nuevo León is still attractive to invest in.

For its part, the Solili consultancy said that Monterrey remains with 935 thousand square meters under construction of industrial buildings, followed by Ciudad de México and Tijuana with 742 and 435 thousand square meters, respectively.

The country's industrial market closes in 2021 with growing inventories, healthy vacancy figures, prices with an upward trend, the same case as construction.

On the demand side, he pointed out that the indicator continues to show historical levels in some markets and at the end of 2021 the total annual figure for the country is 6.6 million square meters, which represents almost 70 percent more than the demand in 2020. Monterrey became the leader at the national level displacing Mexico City to second place.

Monterrey stands out for its high quality of life, logistical connectivity, security and coordinated support from municipal and state authorities with the business fabric, which have allowed gross demand to exceed one million 400 thousand square meters per year, just over a fifth of total demand nationally.
