Industrial construction in our country does not stop and at the end of November 2022 it registered 5.4 million square meters that were advancing in various construction stages, throughout the national territory, a figure more than 1.5 times higher than what was built a year ago. year.

So far in the fourth quarter of the year, which includes the months of October and November 2022, Mexico City and Monterrey lead where they have started new industrial buildings for the amount of 150 and 132 thousand square meters, respectively.

When consulting the Solili platform and reviewing the total projects under construction that are advancing in Mexico City, of the 638 thousand square meters of warehouses under construction, 60% is available in the range of sizes between 2.3 and 47.3 thousand square meters, the latter located in Cuautitlán in the Project Blue Logistic Park.

In the case of Monterrey, the total number of projects under construction exceeds 1,590,000 square meters, of which only 20% are available with warehouses between 5.5 and 28.8 thousand square meters. It is worth noting that in this important industrial market in the north, more than 80% of the projects being built have surfaces greater than 10,000 square meters.

While Reynosa, Guadalajara, Ciudad Juárez and Saltillo started new industrial works so far in the last quarter of the year with 29, 25, 24 and 22 thousand square meters of warehouses, respectively.

Tijuana and Mexicali two other important border markets, are not far behind and see the start of new industrial warehouses between October and November 2022 for 19 and 10 thousand square meters respectively.

Fibra Prologis, through its general director Luis Gutierrez, indicated that they recently acquired two properties in Tijuana for 49.7 thousand square meters, estimating an investment of 56.5 million dollars, including closing costs.

In turn, Fibra Uno in press statements commented that they maintain a level of operation above 99% by transnational companies, Tijuana, Ciudad Juárez and Reynosa being the places where this occupation has been most notorious.

In the last quarter of the year, the border markets have continued to respond to the growing demand, so the effects of nearshoring will continue to be present in a good part of 2023 and will be a decisive factor for the continued interest in starting new industrial works on the aforementioned markets.
