Accelerated growth of industrial parks in Mexico faces energy challenges

Mexican industry contributes 32% of the Gross Domestic Product (GDP) according to INEGI data, but faces a challenging panorama in terms of energy supply. A recent study by the Mexican Association of Private Industrial Parks (AMPIP) reveals that 91% of The country's industrial parks experience failures in the provision of energy in key regions such as CDMX, Nuevo León, Jalisco, Chihuahua and Guanajuato.

The phenomenon of nearshoring, which moves processes, services and production from one area to another that involves less geographical distance, has reconfigured the paradigms of industry and commerce, however this also presents challenges for the country's industrial parks, as noted by the AMPI, have gone from 273 in 2019 to 460 towards the end of 2023.

Nuevo León concentrates the largest number of industrial parks, at the end of the first half of 2024, it reached a historical maximum of 2.5 million square meters, 18% higher than the same period in 2022.

As of September 2023, AMPI counted 50 parks under construction, mainly in the northern, central and shoal areas with a total of 1,964 hectares between 2022 and 2023.

Various estimates, including those from the International Development Bank, indicate that Mexico could increase its GDP in the coming years due to nearshoring and increase its levels of foreign investment (FDI) and exports.
