According to the Housing Price Index in Mexico, published by Sociedad Hipotecaria Federal (SHF), at the end of September 2021, the average price of a home, nationwide, was 1 million 350 thousand pesos; and the median price of 783 thousand pesos.
This represents an increase of 8.7% during the third quarter of the year (3Q2021), compared to the same period of the previous year. While, in the accumulated to September 2021, the appreciation of this was 7.6% compared to 2020.

Likewise, SHF highlighted that the price of new housing had a variation of 7.2% during 3Q2021; while used housing had an increase of 8.0%. In addition, during this period there was a proportion of used homes of 61.3% and 38.7% of new homes.
Similarly, the SHF Index for single houses grew 7.8% and that of condominium houses and apartments appreciated 7.4%. Meanwhile, the price of social-economic housing had an appreciation of 8.6%; and that of average-residential housing increased 7.1% in the first nine months of 2021.
"The increase in house prices occurs in a macroeconomic environment in which GDP grew 4.6% in real terms in the third quarter of 2021, when compared to the same quarter of the previous year," said SHF.

By metropolitan area, the agency indicated that, in the Valley of Mexico, the price of homes had an increase of 3.9%, driven by the residential and residential plus segments.
In the Guadalajara ZM, it increased 9.1%, due to an increase in the prices of homes with a bathroom; while in the Monterrey ZM the increase was 8.5%, mainly due to the increase in the price of homes in the social segments.
