According to Solili, the city of Monterrey continues to be the second most important office market nationwide, and, during the last two quarters of 2021, it registered positive net demands.

The consultant indicated that the total gross demand for 2021 was more than 87,000 square meters (m²); which represents a growth of 77% compared to 2020. Said demand was located mainly on the Valle Oriente corridor, which only during the last quarter (4Q2021) concentrated almost 63% of the total.
It is worth mentioning that this corridor leads the preferences of corporate tenants, a trend that is expected to continue in 2022. This is thanks to its excellent location, wide range of office spaces, various modes of delivery concepts and versatility of its developments.
On the other hand, at the end of 4Q2021, Solili reported 240,000 m² of offices under construction in Monterrey; of which 41% is concentrated in the Santa María corridor, followed by 29% in the Valle Oriente submarket.

However, the platform specified that in some developments the option of modifying the percentage allocated to offices for a smaller amount and including residential use in different modalities is maintained.
