At the end of the first half of the year, Mexico City reported an office demand of 186 thousand square meters, which represents 48% more compared to Q2 2023 and places it as the metropolitan city with the highest absorption rate followed from Monterrey and Guadalajara.

Reforma, Polanco, Insurgentes and Santa Fe top the list as the most requested corridors and account for 77.4% of the total demand for Mexico City. The most sought-after office spaces are those found in class A buildings. which represents 82% of the total.

As the gradual return of workers to the offices continues, it is observed that companies are looking for equipped offices, in buildings that have quality certifications, open areas, security and easy access, which is why class A buildings continue to be a trend and Corridors where there has been the most occupation of these spaces are Reforma with 24.1%, Polanco with 19.3%, Santa Fe 17.2%, and Insurgentes 15.1%.

The North corridor is beginning to gain relevance due to its proximity to the industrial zone of the most sought-after metropolitan city, which is the CTT corridor (Cuautitlán, Tultitlán and Tepotzotlán), it has had an annual decrease in its vacancy of 4.2 percentage points, and a lease at closing of the first half of 2024 of 16 thousand square meters, which represents 9% of the total for Mexico City.
