Guanajuato is currently advancing with 367,000 square meters of industrial works, of which 111,000 square meters correspond to warehouses that began construction during 2023.
The Silao-León submarket has more than half of the industrial inventory in Guanajuato and is divided equally between Class A and Class B warehouses. It is the industrial submarket that reports the highest growth with close to 62% of the new supply, which represents a total of 40,000 square meters that have been added to the inventory so far this year, which corresponds entirely to Class B.

However, the total of new constructions that started this year on this important submarket total 89 thousand square meters that correspond to Class A warehouses, which is why an important difference is being made in the industrial offer that generates a more competitive profile with area conditions, construction characteristics and other elements demanded by current tenants in the Mexican lowlands.
A dozen developers compete with an offer where more than half the number of options correspond to speculative projects, although custom-made projects dominate the total number of areas under construction. Among the projects underway, there are still some large-format projects in areas that are close to completion before the end of 2023.
This new construction quality that is being carried out seeks to attract demand that exceeded 162 thousand square meters during the second quarter of the year. To this we have to add the recent announcements made by the entity's governor as a result of his recent tour of Japan and South Korea, where he managed to attract nearly 1,026 million dollars in investments.

Some of the most prominent announcements correspond to companies: Toyota, Denso, Honda, Mazda, Mitsui High, Yazaki, Furukawa Automotive Systems México and Okita Iron Works, among others. As can be seen, a large number of these investments are concentrated in the automotive sector, mainly in areas of innovation towards electromobility.
Other industries that are boosted by the new investments are metal-mechanics, textiles, and medicine. The Hiho company, leader in the aluminum industry through the development of mines, smelting and manufacturing production, will be located in Guanajuato in the Chuy María de Apaseo El Grande Park, where it will invest 100 million dollars.
Suminoe Textile, dedicated to the manufacture of textiles for aircraft interiors and the automotive industry and currently located in Irapuato, announces its expansion with an investment of 19.5 million dollars.
Finally, AB Medical, producer of blood collection tubes, announced an investment of 26.3 million dollars to open a plant in Guanajuato.
