Industrial demand in Mexico continues unstoppable, grows by 13% during 3Q 2022

The third quarter of 2022 brought with it a significant increase in gross demand of almost 13% compared to the same quarter of 2021, exceeding 2.1 million square meters nationwide.

In turn, the national net demand, which incorporates vacancies in its calculation, shows even greater annual growth of 55% with the registration of more than 1.7 million square meters, which gives signs of a highly competitive market that has been consuming vacant inventories at a faster rate than in previous periods.

As of Q3 2022, the important boost generated in the gross demand of the country's capital stands out, achieving just over 620 thousand square meters and displacing Monterrey from the first position it had held in recent quarters.

Mexico City manages to exceed the gross demand registered in 3Q 2021 by 73%, driven mainly by an important logistics demand for Class A ships that once again occupy space in the Cuautitlán, Tultitlán and Tepotzotlán (CTT) y Toluca submarkets, where it is grouped more than 90% of the total.

The second position is held by Monterrey with 500 thousand square meters, a figure 11% higher than that registered a year ago. Manufacturing concentrates a large part of the spaces that are rented and custom-built warehouses stand out in the leases registered during the third quarter.

Two other border entities such as Saltillo and Reynosa attract demand with quarterly records of 203 and 135 thousand square meters, respectively, which represent increases of 9% and 66% in annual terms for these markets. Automotive demand is key in these northern markets that manage to create a nearshoring competitive advantage that is advancing and consolidating in Mexico.

Without a doubt, another region that is catapulting so far in 2022 is the Bajío, where Guanajuato and Querétaro achieve the third and fourth position in the accumulated demand of the first three quarters of the year.

Manufacturing makes the difference here, boosted in the case of Querétaro by the locations of data center operations and by a deepening of the network of suppliers for the footwear, metal-mechanic and automotive industries. The Silao-León corridor in Guanajuato and Mexico-Querétaro in Querétaro manage to concentrate 75% and 60% of their respective gross demands in Q3 2022.

San Luis Potosí, which also belongs to the Bajio markets, achieves 114 thousand square meters of gross demand, which represents a growth of 3 times more than the same period in 2021, after that was a complex year for the recovery of this focused market. mainly in the automotive sector.

Other border markets that are not far behind are Ciudad Juárez, Tijuana and Mexicali, which managed to accumulate between January and September 2022 gross demands of 392, 277 and 108 thousand square meters, mainly driven by speculative demand, which has created important opportunities. of business for developers who assume the risk in the construction of this type of space, even in the midst of inflation that affects both replacement costs and rental prices.

Finally, to the west Guadalajara manages to close with a net demand of 135 thousand square meters similar to almost three times higher than 3Q 2021, where the El Salto corridor continues to maintain the leading role of a gross demand inclined towards logistics in mostly speculative projects.
