Ciudad Juárez reported about 235 thousand square meters in gross absorption at the end of the first quarter of the year, only 26 thousand square meters below what Mexico City totaled. The amount of space demanded can be equated with the total construction figure in the city.
If it continues with the same behavior during the second quarter of the year, the vacancy rate would be pressured downwards, which would place Ciudad Juárez and Tijuana as the markets with the lowest values in the country with figures below 2%.
In April the city registered 25.8 thousand square meters of gross demand, it should be noted that there was no incorporation of new supply to inventory, nor vacant industrial spaces.
Although the figure for the next quarter may be lower than that of the first, it will be higher than that reached in previous quarters during the pandemic, not counting the spaces in advanced negotiations that come to fruition in the remainder of May and June.

Demand in the city is driven primarily by custom-made or BTS projects that major industrial groups build. The three largest projects each exceed 30 thousand square meters.
About half of the industrial buildings under construction are concentrated in the Sur submarket and their dimensions range from 5,000 to 20,000 square meters. The rest of the warehouses in general are conceptualized as modern warehouses that have quality endowments and related services associated with class A buildings.
Much of this supply of sizes is speculative projects that seek to attract the demand that would be generated towards the second and third quarters of the year.
Among the multiple investment that the city has received, it includes national groups such as Prologis, American Industries, BTS Development, Upsite and Intermex; all with an extended portfolio in various cities of the country.
The beneficial qualities of Ciudad Juárez, such as its location near the border and infrastructure, have been circumvented so that demand can continue to rise and investors maintain their commitment to consolidate real estate projects in this city.
