Continues strong due to the automotive industry for Saltillo's industrial market

At the end of 2021, Mexico managed to position itself in fourth place worldwide as an auto parts producer, displacing Germany, as indicated by the Chamber of the Auto Parts Industry (INA).

The entry into force of the T-MEC, and the aftermath of Covid have favored the industry now having to manufacture more auto parts due to the Regional Content Value, thus underpinning the growth of the automotive production sector in Mexico.

The crises that arose in the supply chains opened the opportunity for the relocation of production on Mexican soil, taking advantage of the commercial problems that arose between the United States and China.

In turn, the production of vehicles in Mexico exceeded 2 million two hundred and seventy-nine thousand vehicles at the end of 2021 and Coahuila was the state with the highest amount of investment at the end of the year with 1,768 million dollars, which represents 41.4% of the national total, as indicated by the business intelligence platform Directory Automotive.

In the last quarter of 2021 alone, the entity raised 57 million dollars in five new automotive investment projects nationwide for 487 million dollars.

When we analyze industrial real estate investment during 2021, the entity ranked fifth nationally with 467.5 thousand square meters with a 7% share of the total number of industrial buildings in Mexico, with the automotive line of business making the difference for this excellent performance.

However, the start of gross industrial demand during the first quarter of 2022 has been a little more conservative, generating a 4.7% share of the national total with an absorption of 86 thousand square meters, driven mainly by companies in the Automotive and logistics sector, such as Vitti and Hwaseung.

However, the start of gross industrial demand during the first quarter of 2022 has been a little more conservative, generating a 4.7% share of the national total with an absorption of 86 thousand square meters, driven mainly by companies in the Automotive and logistics sector, such as Vitti and Hwaseung.

With a vacancy of 3.6%, the construction signal was activated and they began during the first quarter of 2022 just over 84 thousand square meters of new warehouses, which together with the warehouses that have already advanced since 2021 total almost 286 thousand square meters.

Many of these industrial buildings are finishing their construction in the coming months, which makes us anticipate positive numbers in the net demand of the market, where the automotive sector will have captured a large part of these warehouses.

The sustained automotive vocation and the development of a cluster and fabric of auto parts suppliers will be a key factor for Saltillo to continue throughout 2022 occupying the top positions in industrial real estate demand nationwide.
