At the end of the first quarter of 2022 (1T2022) the industrial sector registered 4.7 million square meters (m2) of construction activity. With which it exceeded what was registered in the same quarter of 2021 and positioned itself as the highest figure reported in the last four years.
Of the accumulated total, the northern zone of Mexico concentrated 58% of the total number of industrial buildings. Meanwhile, the Bajío accumulated 20% of construction activity in reaction to a strong demand generated in the last quarter.
In this sense, Monterrey registered 1.3 million m2 of industrial buildings that were built, and finished 22 industrial buildings that totaled 463,000 m2. For their part, Reynosa, Saltillo, Ciudad Juárez y Tijuana registered a total of 336,000 m2 of new works.

Within Bajío, the startup of new constructions was reported in Querétaro with 163,000 m2, Guanajuato with 151,000 m2 and San Luis Potosí with 49,000 m2. Construction activity in the region was motivated by increases in demand and downward adjustments in vacancy.
While Mexico City reported about 814,000 m2. Of which 83% are concentrated on the Cuautitlán, Tultitlán and Tepotzotlán corridor.
Industrial construction has positioned itself as a key indicator of the strong dynamism that this real estate segment is going through. This arises as a response to the low vacancy levels recorded by various cities in Mexico.
Due to this, the construction of new projects is adapted to the needs of each client and varies differently with respect to the location region. In the case of the northern border, a considerable number of speculative projects combined with tailor-made formats (BTS) were shown.

Meanwhile, in Bajío, the proportion of BTS buildings is ahead. Likewise, within the region it has been confirmed that the data centers of some companies assumed the risk of building their own facilities. What will open the possibility of negotiation for the real estate asset once the works are completed.
The rise witnessed in construction activity is a consequence of the strong demand that will continue in 2022. That will bring with it a significant growth margin in rental prices, which will allow absorbing part of the costs to build, and consequently, maintain projected profits.
