Bajío concentrates 15% of the construction of industrial warehouses in Mexico

At the end of August, the markets that make up the Bajío region accounted for more than 15% of the industrial buildings that are being developed in the country, according to Solili.

Likewise, a total of 950 thousand square meters of spaces under construction were registered in the area, with Querétaro y Guanajuato being the states that produced the largest number of buildings with 410,000 and 366,000 square meters, respectively.

On the other hand, half-made projects, better known as Build To Suit (BTS), occupy 57% of the constructions in progress. Solli highlighted that the area that includes Guanajuato, Querétaro, San Luis Potosí and Aguascalientes concentrates its development on activities related to the automotive and manufacturing industries.

The Mexico-Querétaro submarket showed the largest number of industrial areas under development with 173,000 square meters.

For its part, in Guanajuato the Silao, León submarket stood out, which accounted for 156,000 square meters of projects under construction, which represented 43% of the total market.

In the case of the Potosí lands, San Luis Potosí-Villa Arriaga and the San Luis Potosí Industrial Zone presented a similar level of building activity and grouped together 80% of the industrial project areas. Meanwhile, the northern submarket of Aguascalientes agglomerated a large part of the small surfaces, that is, those that are below 1,200 square meters.

All works in progress will open their facilities by the end of 2023, according to developers' estimates.
