Monterrey currently occupies second place in the construction of office buildings nationwide with more than 200 thousand square meters. The Central corridor is where the largest number of buildings under construction is located with 32% of the total and is mainly due to the spectacular Rise Tower with 43 thousand square meters of net profitable area, SOHL Tower which has 16.7 thousand square meters, among others.

The Santa María corridor has 28% of the construction with important buildings such as Balzac Torre B and Alaia Cumbres Center which are estimated to complete their works in 2025 and 2026 respectively.
It is clear that Monterrey developers continue to invest in offices with luxury and modern finishes since 98% are class A buildings. The South corridor only has class B works, so the remaining percentage is concentrated there.

Monterrey has its important constructions distributed in most of its corridors, for example in Ricardo Margain-Gómez Morín and Valle Oriente with the Central 200 buildings, Ikon Tower, LoLa Torre Loma Larga, the second building of Banregio, to name a few.
In addition to the buildings that are already under construction, nearly 240 thousand square meters have been announced by developers waiting to be launched, either because they are large-scale projects that require a long planning stage, very large developments that are opening for sections or because they hope to sell a certain percentage to be able to begin the following phases.
