On October 4, the International Tenant's Day was celebrated, under the premise that all human beings have the right to quality and accessible housing and that is why the International Union of Tenants (IUT) instituted the commemoration.

The IUT seeks to sensitize the public opinion on the situations of abuse, degradation and high rent costs faced by those who do not have a home of their own, in addition to seeking a policy of zero evictions, affordable housing for all, including the homeless, and direct financial assistance.

The Tenant Charter of the IUT says that you have the right to decent accommodation and that it is the responsibility of governments to prevent any discrimination that you may face on racial, national, sexual or other grounds.

In addition, the property and its adjacent space must be convenient, healthy and free of materials or substances that endanger it, in addition to highlighting the importance of having a legal contract.

The Federal Consumer Prosecutor's Office (Profeco) mentions the following obligations of the tenant, such as: complete identification, location of the property, description and conditions of the house, facilities and accessories, indication of the amount of rent and term of the contract, which is generally annual.

The IUT also explains the rights of tenants regarding decision-making with neighbors, among which are the creation of a neighborhood organization to help solve problems related to the environment or develop activities related to housing and the community, the possibility of filing complaints or internal requirements or hiring mediation and arbitration services.

As indicated in Article 2425 of the Federal Civil Code, as a tenant you are obliged to pay the rent in a timely manner, be liable for the damages incurred in the property and occupy the home only for the agreed use.

In addition, to rent a property a legal policy is required, which is a contract for the provision of professional services carried out by a company, where they will request valid official identification, proof of address, proof of tax identification, CURP, proof of income from the last three months and bank and personal references.

Another obligation that the tenant has is to have a guarantor, guarantor or joint obligor. In case you do not pay, your guarantor guarantees that you comply. For this you must show that you have a property free of lien.

Finally, you should bear in mind that you will make an initial payment that consists of a deposit equivalent to one month's rent and the first month's rent. So before you move, check that you have solid finances.
