How to achieve 1,080 points as a prerequisite for an Infonavit credit?

Infonavit has chosen to make one of the most significant changes in its history, which consists of modifying the number of points required to be eligible for the INFONAVIT credit.

The current system defines new criteria and requires obtaining at least 1,080 points when previously 116 points were required on the qualification of other parameters.

Despite the difference between one figure and another, INFONAVIT makes it very clear that it is now easier to obtain these new 1,080 points than when they were originally requested 116.

The new INFONAVIT T1000 origination model allows you to benefit from the INFONAVIT Credit. The bet is based on that in less than 3 years of work, any employee has the opportunity to get a house.

As of May 21, 2021, the new rules to obtain your house came into force, here we explain in a simple way how to add the new 1,080 points that will be requested.

There are 9 established variables and the first four variables depend entirely on the worker and the effort he is giving in his working life. The last five points are parameters that correspond to the company, but they are still just as important.

It should be noted that the variants linked to the worker are also the ones with the highest score. We go on to review how the score is established with the 9 variables under evaluation:

1. Bi-months trading continuously

Here is a first big difference compared to the previous method to acquire your credit. Now, if you lose your job, you have a period of six months so that you can place yourself in your new job without losing the months that you have already accumulated.

The score is from 3 to 8 terms (90 points), from 9 to 17 terms (123 points), from 18 to 29 terms (149 points) and 30 or more terms (191 points).

2. Age of the employee

In the past method of acquiring your credit, the seniority of the employee was taken into account. With the NMO Infonavit T1000 this is put aside and this is the reason why an employee can achieve the dream of having their own home from the age of 21.

The score is calculated as follows: up to 23 years (105 points), 24 to 29 years (118 points), 30 to 39 years (124 points), 40 to 55 years (128 points) and 56 years or more (114 points).

3. Integral Daily Salary (UMA’s)

The Integrated Daily Salary is made up of at least 3 factors that we know as “legal benefits”, these would be: vacations, vacation bonus and the Christmas bonus. In turn, this calculation is passed to the Unit of Measurement and Update (UMA), which is basically an economic reference that replaced Times Minimum Wages (VSM).

The score is calculated as follows: from 0 to 2.7 UMAs (111 points), from 2.8 to 4.1 UMAs (128 points) and higher than 4.2 UMAs (144 points).

4. Housing subaccount balance

This is the subaccount where the contributions made jointly by the employee, the company and the government go. The score is determined as follows: from 0 to 9,999 pesos (116 points) from 10 thousand to 24.9 thousand pesos (119 points), 25 thousand to 49.9 thousand pesos (122 points) and from more than 50 thousand pesos (124 points).

The following five variables are established with the idea of being able to create awareness in the business and its duty to fulfill its obligations, consequently giving greater well-being for its workers.

5. Type of Contract

It is considered whether the worker has a permanent or temporary contract. The maximum that can be obtained for this concept is 123 points.

6. Company compliance

Regarding compliance with the payment of taxes, it goes from 1 (best compliance) to 4 (lowest compliance). If the score is 1 (129 points), 2 equals (115 points), 3 equals (98 points) and finally 4 (85 points).

7. Staff turnover

The lower the turnover percentage, the better the score. It is averaged taking into account the last three years of the company. Up to 50% of the stability percentage (98 points), from 50.1 to 66.7% (114 points), from 66.8 to 83.4% (130 points) and from 83.5% or more (144 points).

8. Location of the company

The best score is made up of the geographical areas (municipalities) where there is an ease of arrival and interconnection with other companies. If it is valued at 1 (129 points), 2 (115 points), 3 (98 points) and 4 (85 points).

9. Turn of the company

The economic sector that the company has: Construction Companies (142 points), Manufacturing Industries (127 points), Wholesale Trade (123 points), Retail Trade (114 points) and Service Companies (102 points), respectively.

When a worker only achieves the minimum number of points, he achieves 895, while his maximum to be achieved is 1,276 points. To achieve 1,080 points, as we have already mentioned, it is only necessary for the employee to work continuously for at least three years.

Achieving the score of 1,080 points only gives you the benefit of the INFONAVIT Prequalification, however, it is one of the most important criteria for the institution to grant the credit.

Among the other variables to be benefited with the INFONAVIT Credit are the credit history and specifically one of the most important procedures will be to check the Credit Bureau.

For this reason, a clean file is one of the variables that the worker has and his ability to pay, to name a few.
