Electronic commerce impacts the construction of industrial spaces

During the pandemic, companies had to assess the strengths and weaknesses in their supply chains, as well as the preparation of buildings, facilities and workers for the redesign of storage, logistics and distribution processes.

In 2020, more than one businesses disappeared, almost 21% of the total economic units, revealed the study "Impact Generated by Covid-19 in Companies", carried out by Inegi.

On the other hand, according to data from the German statistical portal Statista, by 2022 sales via electronic commerce are expected worldwide for 5.4 trillion dollars.

In the case of Mexico, this sector reached a figure of 316 billion pesos in 2020, a growth of 81% compared to 2019, according to the Mexican Association of Online Sales (AMVO).

The pandemic is one of the causes of this growth, as it caused the closure of physical points, which led more people to make their purchases online.

However, online sales require a different infrastructure to operate. Physical stores are being replaced by department stores and logistics services, so the need for industrial buildings grows with the increase in e-commerce.

During the 2Q of 2021, the demand for industrial space in Mexico had a quarterly increase of more than 35%, although if the figure for this period is compared with 2020, it is little more than double.

Monterrey, Nuevo León, positioned itself as the main plaintiff nationwide, since according to Solili figures, the gross demand for Q2 was 313,000 square meters, doubling the figure of the previous period and almost triple the amount reported by the same quarter of the year 2020.

While Mexico City, during these three months was placed in second place with a total of 288,000 square meters, reporting a quarterly increase of 10% and 60% per year. Other cities that registered high levels of demand were Guanajuato, Tijuana, Querétaro, Saltillo and Ciudad Juárez.

In February 2021, the company announced the construction of its new building by the developer Parks, through the Fibra Uno Trust, which will have thousands of square meters, in which orders will be collected, used and sent to customers, according to said its main spokesperson in Mexico.

In March 2021, the company announced its next project in Hermosillo, as part of the expansion plan in Mexican territory.

The construction of industrial spaces for e-commerce and logistics companies has been a constant in the country's markets, especially in Mexico City, which is the national logistics hub.

The demand for industrial space by companies such as Mercado Libre, Estafeta, DHL, Fedex or Linio; It has allowed the industrial development of the Metropolitan Area of Mexico City.
