Ciudad Juárez is positioned as the market with the second highest vacancy rate in the country

In the last year, Ciudad Juárez has experienced a notable slowdown in industrial demand, driven by a series of factors, among which the shortage of energy supply stands out. This problem has generated a significant and upward increase in the vacancy rate, placing the border city in the second place with the highest vacancies nationwide.

By the end of May 2024, Ciudad Juárez registered a vacancy rate of 4%, positioning itself as the second market with the highest vacancy rate in Mexico only below Querétaro, which is in first place with a vacancy rate of 4.3% .

If we compare the current vacancy with that of a year ago, we observe a significant increase of 3 percentage points. Furthermore, in April 2023, the vacancy rate was just 0.10%, which was among the lowest in the country.

Given the high industrial demand and the very low vacancy that Ciudad Juárez had at the beginning of last year, various developers decided to start a large number of industrial projects to satisfy the needs of the market.

Due to factors such as the shortage of energy supply, among others, there has been a slowdown in industrial leasing activity. As a result, many of the projects started have completed construction and have entered the inventory available for immediate leasing, significantly increasing the vacancy rate in the city.

Currently, more than 329 thousand square meters are vacant in Ciudad Juárez, offering space for various industries seeking to enter the Mexican market, especially in a border market.
