According to the Office Market Report of Mexico City corresponding to the fourth quarter of 2021 (4Q2021), prepared by Solili, for the first time since the beginning of the pandemic, it managed to place net demand figures in positive territory.
At the end of 4Q2021, the capital of the country reported a commercialization of office spaces of about 110,000 square meters (m²); which represents the highest figure since the appearance of Covid-19 in the country.
In this way, despite the fact that the demand levels are still below what was reported in the prepandemic periods, the results for 4Q2021 are 15% higher than that reported in the previous quarter; In addition, they are almost five times higher than the sum demanded in the same quarter of 2020.

“We had already anticipated it after the first quarter of 2021 that a demand had been advancing that recovered slightly in the midst of unemployment that due to various factors was able to reduce slowly but continuously; which made us foresee that the market was about to change by the end of the year or the beginning of 2022 ", said the consultant.
Solili indicated that office vacancies have been decreasing slowly in CDMX, which is the result of several factors. For example, the implementation of a hybrid work scheme by some companies; as well as the conversion of corporate spaces to hotels, clinics and / or homes.

Likewise, the platform highlighted the work of the capital government to initiate a series of actions to reactivate the economy and employment; at the same time as providing greater security to the spaces that were to receive these changes.
Thus, at the end of 4Q2021 a net gross absorption of just over 67 thousand m² was registered; This confirms that, despite the difficulties that this sector will face in 2022, a positive outlook is on the horizon.
