Characterization of housing in the Mexican market

In 2020, the National Housing Survey (ENVI) estimated that the total number of private homes in Mexico is 35.3 million. In 97.8% (34.5 million) of the dwellings a single household was registered and in 2.2% (778 thousand), two or more households.

97.7% of the private inhabited dwellings had a floor with some coating (cement or firm; wood, mosaic or other type of coating); 97.6% had a health service; 92.4% had walls made of brick, brick, block, quarry, cement or other materials; 89.2% had a room to cook; 78.4% had concrete slab or joist ceilings with vaults and 76.9% had piped water.

67.0% of the dwellings had less than 100 m2 of built surface. In particular, 18.3% declared having a construction of 45 m2 or less; In 26.8% of the houses, the construction surface was located in the range of 46 to 75 m2.

In 21.9% of the dwellings, the construction extension ranged between 76 and 100 m2; 15% reported between 101 and 150 m2 built and 14.6% exceeded 150 m2 of built area

The main structural problems of the dwellings were humidity and water leaks in foundations, walls or ceilings with 44.2%; cracks or cracks in ceilings or walls appeared in 40.8%; Buckling or deformations in door and window frames were recorded in 16.2% of the dwellings and 14.8% had floors rising or sinking.

In 2020, according to the Housing Satellite Account of Mexico, the housing sector generated a Gross Domestic Product (GDP) of one trillion 273 thousand 268 million current pesos, an amount that corresponds to 5.8% of the country's GDP.

In 2020, of the total construction that took place in Mexico, more than half of residential construction (55.0%), while non-residential construction (bridges, highways, ports, hospitals, offices, etc.) contributed 45% .

In 2020, when comparing the participation of the housing sector in the national GDP with other economic activities, it is observed that it ranks third in order of importance, only behind sectors such as commerce and manufacturing that contributed 19.9% and 18.4%, respectively.
