
At the end of the first quarter of 2022, the Bajío took a greater impulse from the gross industrial demand that led it to concentrate a quarter of the demand at the national level.
At the end of 2021, even with the important projection and support efforts that the state authorities had promoted with the tours to North America and European countries, the gross demand had recovered to exceed the million square meters that it registered at the end of the year.
After the complexity that 2020 represented in the region, which was significantly affected by the slowdown in the automotive and aerospace sectors, the industrial fabric of this region decreased its participation during 2021 in the national gross demand to perhaps 15.2%. one of the lowest levels in recent years.

However, Guanajuato y Querétaro at the end of 2022 already pick up in gross national demand with 208 and 180 thousand square meters, respectively. In the case of Guanajuato, demand was driven by the automotive and logistics sectors combined with low unemployment.
In Querétaro, the boost in demand was concentrated mainly in custom-made projects that have been reinforced by industrial participation in sectors such as data centers and logistics that have partially replaced aerospace projects that in previous years boosted demand.
San Luis Potosí is not far behind and reported 59 thousand square meters with a high presence of the automotive sector in gross demand in the entity.
Regarding the sizes occupied by the gross demand in Querétaro, about three quarters of the number of transactions correspond to surfaces ranging from one thousand to 15 thousand square meters.

In the case of Guanajuato, the demand was concentrated in warehouses smaller than 10,000 square meters, but in terms of surface area, the installation of a well-known sanitary company took over the demand with a warehouse that exceeded 100,000 square meters during 1Q 2022.
Aguascalientes has had a slower recovery and closes the first quarter of the year with just over 11,000 square meters of gross absorption after a close of 2021 where about 13 investment projects settled in the entity.
The projection work of the Bajío and the public and private investment in both the residential and commercial sectors harmoniously complement the benefits of a region that will continue to strengthen its industrial potential throughout 2022.
