Guadalajara achieved in the course of the last three years a significant increase in its industrial inventory, which is why we saw the incorporation of modern industrial buildings that raise the profile of the offer of this important market in the western part of the country.

The presence of new warehouses with large surfaces that are not so common in this market, even the innovative construction processes and height endowments, a greater number of ramps, platforms and the diversity of new materials managed to raise the standards of functionality, safety and sustainability that allows Guadalajara to compete with markets such as Mexico City and Monterrey.

These elements were combined in an alliance of local developers with extensive knowledge in Jalisco and new investors seeking to expand their presence in Mexican territory and thus diversify the portfolio of industrial properties.

Jalisco, and especially the Guadalajara Metropolitan Area, managed to position itself as an industrial market based on its excellent strategic connection of land and railways that allow it to move to the center and north of the country, creating the ideal conditions for the installation of logistics centers or nodes. , fulfillment and last-mile that trace the extensive industrial and commercial network that covers this region in Mexican territory.

Part of the momentum that was generated in this market is due to the increase in net demand that accumulated in 2022 just over 423 thousand square meters, a figure one third higher than that registered in 2021. Between 2020 and 2021 the growth trend was clear and Guadalajara registered an increase of 115% which indicated the need for new and modern industrial facilities.

Another phenomenon that is observed at the end of Q4 2022 is that all quarterly demand is concentrated exclusively in speculative projects, however these have not yet managed to reverse the significant decrease in vacancy. At the end of the last quarter of the year, vacancy closed at its lowest historical level in the last four years, reporting 0.6% and that together with Tecate and Ciudad Juárez completed the lowest percentages nationwide.
