A large number of companies that demand offices have been reviewing the market and based on the wide variety of offers, they are willing to consider options for new buildings under construction that compete with the existing office supply. However, analyzing the demand in recent months, it is verified that it has favored existing buildings with already conditioned spaces to start operations.
It is interesting to note that in the last year vacancy has decreased by 5.6 percentage points while the wide range of characteristics of the offer allows a variety of options that seek to satisfy market preferences.
On the other hand, the net area of the new projects that are built exceeds 250 thousand square meters where more than 25 buildings are advancing under construction. It stands out that the availability in these projects is located at 56 thousand square meters with areas ranging from 150 to 12.7 thousand square meters.
The interesting thing about this new offer is that it will change the corporate profile of this important northern city, in the next three years. Buildings like Torre Rise, Sohl, Lola y Balzac will exceed 40 levels and have mixed-use concepts in the same area that look very attractive to potential tenants.

In these projects under construction, where the majority qualify as Class A, we will find diverse options where the majority of typical plants range from 800 to 2,200 square meters. In these buildings, the developers have dedicated some of their floors to the design of smaller spaces that allow finding multiple options for spaces from 50 to 200 square meters, opening up a range of great diversity of sizes.
