At the end of Q3 2024, the Monterrey office market showed an increase of 10% compared to the previous quarter, with more than 23 thousand square meters occupied.
In the Santa María submarket, 9.3 thousand square meters of leases were recorded, of which 3.6 thousand square meters were occupied in Tower 6 - SANTAMARÍA, a building that is part of the prominent Santamaría business complex.

In the construction of the market, significant activity was recorded with 4.3 thousand square meters sold, among which Central 200 stands out with 3.2 thousand square meters, as well as Pixel Tower and Ohrus, which totaled more than one thousand square meters.
The leasing of class B spaces represented 8% of the total transactions, which were carried out in properties such as Cumbres Business Center and MR 787, small buildings but located in the Cumbres residential area, a prestigious socioeconomic level.

3Q 2024 has undoubtedly been a dynamic period for the Monterrey market, since due to the total absorptions that took place in 34 of its office buildings, it is the quarter with the highest demand this year.
