The dynamism of the Guadalajara office market is reflected in the positive figures it has been achieving over the course of 2024 and in this second half of the year it closed with a demand of close to 9 thousand square meters occupied between the months of July and August.
The main transactions in this period were obtained in the Nueva Zona Financiera submarket with 2.7 thousand square meters leased and 670 square meters sold, movements that were recorded entirely in class A buildings such as Américas 1905 and Midtown Jalisco to cite some examples. In turn, the Providencia and Puerta de Hierro submarkets also had important leases totaling 4 thousand square meters.

In July, demand leaned towards class A offices, however, at the end of August, the most requested spaces were class B, obtaining 62% of the occupancies, with transactions in Torre Iclar and the Patria 2945 building.
Vacancies remained moderate during the two-month period, since only 200 square meters were reported in the month of August in a building in the Providencia corporate submarket.

With the low level of vacant spaces in the two-month period and a constant demand, the vacancy rates remain with a downward trend, closing the period at 10.46%.
