At the end of the third quarter of the year, the industrial market of the Monterrey metropolitan area became the one with the highest demand for spaces nationwide, with more than 452 thousand square meters, said Pablo López Gallardo, director of Market Research at Solili.
The expert said that this is a consequence of the reactivation of projects related to the manufacturing, logistics, automotive, furniture, beverages and food industries and companies that come to the entity to relocate their operations.
He projected that said dynamics will continue to benefit the entity in the remainder of 2021 and part of 2022, however, this will bring with it an increase in the price of rents of 10 percent.
According to Solili data, at the end of the third quarter the demand for industrial spaces increased 126 percent compared to the same period in 2020 and increased 51 percent, when compared to the same period in 2019.
“The market in the Monterrey metropolitan area is the one with the best performance at the national level, it reported a demand of 452 thousand square meters, which represents approximately 20 percent of what is being demanded in the country. We are talking about indicators that had not been in the pandemic or pre-pandemic stage, "he added.

“Now there is a reactivation of the manufacturing industry, a diversification in the projects, there are different sectors in which it is going to be investing, not only the automotive part, but also the manufacturing of beverages and food, the furniture industry and others. We have different sectors that are coming to the city or we consider that they will have their expansion soon ”, he explained.
López Gallardo pointed out that in terms of availability, the Monterrey metropolitan area still maintains healthy levels that are around 25 percent, “with a stable price and with an upward trend, especially in all the new projects that are coming; construction is picking up precisely because much of this demand has come from new projects ”.
In the analysis, Mexico City and Monterrey account for 35 percent of the industrial
construction in progress, the metropolitan area of Nuevo León being the market that stands out with an annual increase of almost 63 percent.
"How we expect the year to close, since it continues with the same indicators, we even believe that for the first time it may be the market with the highest demand at the national level that is placed with even better levels than pre-pandemic stages," he said.

He indicated that the market is experiencing moments of very strong dynamism, precisely because of the reactivation of the manufacturing part, the increase in the logistics part and all this treaty scheme, strategic location, the relocation of some companies, particularly from China, to the state of New Lion.
"We believe that the trend will continue in the remainder of 2021 and part of 2022."
He pointed out that one of the challenges facing the industrial sector is that there is a shortage of land with infrastructure that is not close to main roads.
In addition, he considered that the electricity reform initiative would not be a determining factor that inhibits investment in the country since companies develop long-term projects.
