Of the nine industrial corridors that make up the city of Monterrey, Apodaca stands out for having a little more than 40% of industrial inventories, according to the report from the Solili platform as of February 2021.
The demand during the first two months of the year, mainly speculative, was concentrated at 45% on the Apodaca corridor, which reinforces the selection of this area where services converge, connectivity with equidistance to the main industrial corridors in Monterrey.
Such is the case of the laying of the first stone of the American Industries II park, which will attract more investment to the municipality.
This space analyzes the installation of around 10 warehouses that will house about 15 different companies, which in turn would generate just over seven thousand new jobs.
In the second half of 2020, despite the pandemic, companies such as the Swedish Dometic, Amazon, Mercado Libre, Black & Decker and Hunter Douglas arrived in Apodaca.
Two other corridors that follow in preference for the industrial user are Guadalupe and Escobedo.
The vacancy that has been increasing since November 2020, in general terms throughout the city, reaches 6.10% at the end of February, where Apodaca maintains a level very similar to the average capital.
For their part, rental prices remain on average at $ 4.1 per square meter per month, very similar in most of the city's corridors, reflecting a homogeneous market in terms of prices.
Likewise, the start of construction so far this year is concentrated in speculative warehouses located on this important corridor that holds 88% of the new warehouses under construction and that reinforces the expertise of industrial developers who compete to attract demand with sizes ranging from 6 thousand to 15 thousand square meters.
