Good results are anticipated for Terrafina at the end of 2021

Fibra Terrafina, an industrial real estate investment trust, will report its quarterly results on February 24, anticipating positive results due to the good performance of the industrial real estate market that has been registered in recent years.

"Terrafina's numbers will continue to reflect the good moment in the demand for industrial space," explained Eduardo López, an analyst at Grupo Financiero Ve por Más (Bx+).

The specialist estimated that the income of the industrial real estate trust will grow by 3.3% in the fourth quarter of 2021 (4Q21) compared to the same period of 2020.

While in dollars the growth in income would be 2.7% in the comparison period, since it is expected that the exchange effect will not be as noticeable as in previous quarters.

The Fibra is also expected to end with an occupancy level of 94% at a consolidated level. The northern and central regions, with 64% and 15% of gross profitable area, respectively, would close above 95%, while the Bajío, which groups 20% of gross profitable areas, would remain below 90%.

"In line with what was observed throughout 2021, we expect an increase in average rent, which we estimate could end at 5.35 dollars per square foot," added Eduardo López.

Finally, it is expected to know the details about its development projects to satisfy the demand for industrial space by companies related to electronic commerce in Tijuana for about 56,000 square feet.

"We hope that the company has completed such developments, although they would contribute more clearly to revenue in 2022," the specialist concluded.
