Saltillo's industrial activity above the national average

As of August 2021, the city of Saltillo has 4.3 million square meters of industrial buildings, which reflects a growth of 7.4% in its annual inventory.

Said increase has been much higher when compared to the main industrial markets nationwide, such as Mexico City and Monterrey, where annual growth has been 5.6% and 4.2%, respectively.

In the metropolitan area of Saltillo, the municipalities of Ramos Arizpe and Saltillo are the ones that attract the most industrial investment. His vocation has been mainly concentrated in the automotive and mining sectors, although investments have been made from the aerospace, agricultural, textile sectors, among others.

From the preliminary figures published for Foreign Direct Investment (FDI), by the Ministry of Economy, the state of Coahuila occupies the fourth position at the national level with 994.2 million dollars.

They are located above Mexico City with 3,248.7 million dollars, Baja California with 1,600 million dollars and Nuevo León with 1,474 million dollars. It is followed very closely by Guanajuato, with 979.5 million dollars.

The network of free trade agreements has guaranteed Coahuila and specifically Saltillo access to international markets. The strategic geographical position of proximity to Monterrey, the development of its highway infrastructure and the existence of various technological training centers are points in favor for the capitals that decide to arrive in Saltillo.

So far in the third quarter of 2021, where what happens in September has yet to be recorded, in Saltillo 97.4 thousand square meters of new buildings have started, just below Tijuana and Mexicali where industrial buildings started to be built for 177.7 and 103.3, respectively.

The constructive dynamics has been the response to the increase in industrial demand that we have seen so far in 2021. Between January and August, the gross demand has been 347.1 thousand square meters, which places it in fourth position nationwide.

According to monitoring to date, the construction of 256.5 thousand square meters is progressing in Saltillo, where three-quarters correspond to expansions and tailor-made projects.

With regard to speculative projects, the areas range from 700 square meters to 18.8 thousand square meters. Bespoke or BTS projects occupy larger formats ranging from 15,000 to 39,000 square meters.

The largest volume corresponds to a company in the automotive refrigeration industry that builds two warehouses of 39 thousand square meters, each.

In the last quarter of the year and what will come by 2022, it is expected that this important northern industrial market will continue to take advantage of the conditions that have favored it during the first three quarters of the year.
