At the end of April 2021, the latest figures issued by Inegi on the performance of the Monthly Industrial Activity Indicator, as of February 2021, indicate 0.4% above the previous month, although the levels of the same period of the year have not yet been reached. above, reflecting a contraction of 3.1%.

Despite these indicators, the lag of these figures compared to the results as of April 2021 issued by Solili indicate a clear recovery trend in this sector, since in general terms two fundamental indicators underpin the dynamism of the industrial real estate market, such as they are the demand and the start of new construction.

These indicators reinforce the confidence of capital in our country, where investors seek to maintain their expected returns, while ensuring that their investments remain valid over time. Another important sign is that national groups with an important regional presence such as Monterrey, Guadalajara and the Bajío have managed to capture the attention of foreign capitals that have decided to bet on industrial investments in Mexico, focusing on projects of a significant amount with respect to the dimensions exhibited by the national market.

The performance of the demand in the Bajío reflects the recovery that this area had during the month of April 2021, which accumulates 152 thousand square meters.

San Luis Potosí and Aguascalientes stand out in an important way with a monthly demand of 58 thousand square meters and 60 thousand square meters, respectively, an amount very similar to that observed in Monterrey, a city that historically marks an important development at the national level However, it is noteworthy that the demand volumes in these markets correspond to tailor-made projects in the area of robotics and automation of manufacturing processes with capital from China and the United States, giving the region a boost that takes advantage of the changes generated by the appearance of the pandemic that altered the order that existed in the supply chains.
