16% of the country's industrial real estate demand is from the Bajio

According to Solili, from January to November 2021, the Bajío region managed to accumulate 16% of the demand for industrial space nationwide. Mainly by industries such as automotive, aeronautics, medical and electronic equipment.

In addition, during the first three quarters of 2021, Foreign Direct Investment (FDI) reached 24,381.7 million dollars (mdd); 13.25% of the total was concentrated in Guanajuato, Querétaro, San Luis Potosí and Aguascalientes.

The platform highlighted that private initiatives will continue to drive the Bajío in the coming months. And he added that this region aims to recover its growth potential achieved in previous years, where manufacturing and the expansions of already established companies will be an important trigger for demand during 2022 and 2023.

Solili indicated that throughout 2021, various companies, which were already established in the Bajío region, began expansion processes.

Such is the case of the Austrian company ZKW and the Japanese company Denso, in Guanajuato. The first invested 102 million dollars in the expansion of a third phase of its plant installed in Silao; while Denso announced in April the laying of the first stone of its third expansion, with an estimated investment of 9.8 million dollars.

For its part, in Querétaro, Bombardier Recreational Products (BRP) announced the expansion of its plant located in the Querétaro Industrial Park, where they manufacture motors and sports vehicles.

ZF also announced an investment of 1,279 million pesos to expand its plant located in the Bernardo Quintana Industrial Park, where it produces products and software for established vehicle manufacturers and suppliers.

In October, SIG also announced its arrival in Bajío with the construction of a new industrial warehouse in Querétaro; in which they will invest about 40 million euros between 2021 and 2023.

Finally, in San Luis Potosí, Grupo Industrial Saltillo announced the expansion of SPL Draxton, with an estimated investment of 30 million dollars.
