The industrial investments that have been made in Querétaro are reflected in the increase in net absorption, which during the first half of 2023 exceeds what was reported during the same period of 2022 by more than three times.
The accumulated net absorption registers 375 thousand square meters during the first two quarters of the year, a figure that includes the spaces that have been vacated during this period.
Likewise, the increase in rental prices in this Bajío market has been pronounced, ending the quarter with $4.90 dollars per square meter monthly, which represents an annual increase of 16% at the end of Q2 2023.

On the 5 de Febrero and Aeropuerto submarkets, rental prices are recorded above the average with $6.20 and $5.09 dollars per monthly square meter, respectively. However, it is the Mexico-Querétaro submarket where the most competitive price is registered with $4.40 dollars per square meter monthly and it is precisely where 96% of industrial constructions are concentrated.
If a tenant is looking for an industrial space in Querétaro that exceeds 10 thousand square meters, they would find about fifteen industrial warehouses, up to a maximum size of 36 thousand square meters.
The consolidation of investments in Querétaro has been one of the fundamental elements in the increase in net absorption, where various companies such as Safran, Albany, Airbus, Delastek, General Electric (GE) Aerospace, ITP Aer have revalidated their investment plans in this market, which they estimate will reach a total value of 2,200 million pesos in capital.
