Demand in the Vallejo submarket prompts renovation and reconstruction of industrial spaces

Due to its geographical configuration, Vallejo is located to the northwest of Mexico City, above the Outer Circuit and limits to the north with the Naucalpan-Ecatepec Highway that separates it from Tlalnepantla in the State of Mexico.

This condition has favored the demand for last-mile warehouses, which, being so close to final consumption, generate important advantages in the installation of smaller warehouses and distribution centers where e-commerce can establish efficient distribution channels.

Historically Vallejo is recognized as an industrial center of the city that attracted logistics and manufacturing companies based on its infrastructure and connectivity. 

Its railway network allows connection with the interior of the country and facilitates maritime connection with the ports of both the Gulf of Mexico and the Pacific. At the same time, the position of land routes allows cargo to reach the main states that border the United States.

The Mayor's Office of Azcapotzalco, together with the support of the central government, which knew the advantages that this represents for the development of the city, approved the Vallejo-i urban regeneration plan in 2019 and thus reverse the deindustrialization in the area.

The plan is developed in four strategic lines that begin with the renewal of infrastructure and territorial planning, complemented by technological innovation and economic development.

If we analyze the gross industrial demand for Q2 2023, according to details from the Solili platform, the figure represented more than 4% of the quarterly total of Mexico City where more than 10 thousand square meters were occupied in the period.

In the tours taken through the platform, important renovations of old industrial buildings are observed, a trend replicated by at least five important developers in the area.

In some cases, the demolition and reconstruction of new facilities is carried out, which is more profitable when it comes to capturing demand and allows them to access better levels of rental prices.

At the end of August 2023, the rental price recorded by this corridor is $9.17 dollars per monthly square meter, which is more than $2 dollars per monthly square meter above the average rental price registered in Mexico City.
